Who We Are
Our Story
When a building's mechanical systems fail, the question is never whether the contractor will be held accountable. It's whether you will. The compliance gaps, the missing documentation, the deficiency that was never reported—that exposure lands on the multi-residential operators, asset managers, and commercial building owners who trusted someone else to manage it properly.
RackAir was founded in 1992 by Gary Vandenberg on one operating principle: the work is not done until it is documented, reported, and accountable. That standard has not changed in 35 years.
Ownership transferred to Shane Vandenberg. Gas Tech 1. 313A. The service structure has since been rebuilt to exceed the compliance requirements, documentation standards, and response expectations against which modern multi-residential, commercial, and institutional building operators are evaluated.
Every technician is certified. Every call is documented. No exceptions.
Unionized workforce. UA Local 787.

Different by Design.
RackAir is not structured like a typical mechanical contractor. We are not built around dispatching technicians to as many jobs as possible, but rather around properly managing mechanical systems over time.
Dedicated Account Management
A single point of accountability who knows your portfolio, your systems, and your standards. Not a dispatch queue or rotating field staff.
Formal Mechanical System Assessments
Every audit produces structured documentation with dollar-quantified risk exposure and TSSA compliance status—content you can share with owners, boards, and insurers.
Complete Mechanical Service Records
Your full system history is maintained and accessible on demand, ready when your board, insurer, or regulator asks.
TSSA Compliance Built Into Every Program
Regulatory compliance is a baseline standard across all service programs, not a premium add-on or negotiable item.
Proactive Mechanical Scope Ownership
We identify, document, and price deficiencies before they escalate, reducing emergency service calls, unplanned capital spend, and after-hours tenant disruption.
Transparent and Timely Invoicing
Invoices are issued within five business days and are tied directly to specific work orders with itemized labour and materials, ensuring you always know exactly what you are paying for.
Predictable Emergency Response
We operate with a guaranteed response standard, acknowledging all service requests within two hours during business hours and dispatching emergency calls immediately with a confirmed ETA.
Annual Capital Planning Support
We review your equipment inventory and provide lifecycle insights each year to support accurate budgeting and long-term capital planning, helping you avoid reactive spending.
