Chiller & Cooling Tower Service in Toronto

Cooling Plant Service That Starts Before the First Hot Day

A chiller or cooling tower failure in July affects every floor of the building at once, and the lead time on major components rarely fits a tenant's patience. RackAir maintains central cooling plants in commercial, multi-residential and institutional buildings across Toronto and the GTA so that problems are found at spring start-up or during a scheduled visit, when there is still time to act on them.

Chiller Maintenance and Repair

Our chiller and central plant service covers air-cooled and water-cooled chillers and the equipment that supports them: compressors, condensers and evaporators, refrigerant circuits, safeties and controls, pumps and valves. Scheduled visits include operating checks, leak inspection, electrical and control testing, and heat-exchanger cleaning as the equipment requires, with operating readings recorded so that performance can be compared from one season to the next.

Cooling Tower Start-Up, Shutdown and Service

Cooling towers in the Toronto climate need to be opened in spring and protected in fall. We carry out seasonal start-up and shutdown, basin and strainer cleaning, inspection of fill, drift eliminators and distribution, and service of fans, motors, drives and make-up water controls. Mechanical service is coordinated with your water treatment provider so that the mechanical and water-quality records for the tower line up.

A Written Record of the Plant

Every visit produces a written service record with system status, work completed, deficiencies and recommended next steps. Deficiencies come with a repair recommendation and a cost estimate. Central plant equipment is normally covered as part of a building-wide commercial HVAC maintenance program, so one account manager holds the full picture of the building.

Replacement Planning for Chillers and Towers

Cooling plant replacements are among the largest mechanical capital items a building will face, and they involve cranes, shutdowns and long equipment lead times. A mechanical audit documents the condition of the plant, and our annual capital planning review gives owners and boards the lead time to budget. When the project proceeds, our installation group schedules the work for the shoulder season wherever possible, and qualifying projects are aligned with available energy incentive programs.

Serving Toronto and the GTA

Technicians are dispatched from our Etobicoke office to office, mixed-use, multi-residential and institutional buildings across Toronto, Mississauga and the wider GTA, including portfolios run by commercial property managers. RackAir is TSSA-registered, our workforce is unionized through UA Local 787, and we have operated in Ontario since 1992.

Chiller & Cooling Tower FAQ

Common questions from Toronto property managers and building operators about central cooling plants.

Start-up should be completed in spring before the building needs mechanical cooling, and shutdown in fall before freezing conditions. We schedule both in advance for program clients so the plant is ready ahead of the weather, not after the first complaint.

Yes. We maintain and repair both types, along with the pumps, towers and controls that make up the rest of the plant.

We perform the mechanical service and cleaning and coordinate with your water treatment provider. If you do not have one, we can help you arrange that scope.

Clients on active service programs have access to our 24/7 emergency line, with technicians dispatched based on urgency and system impact. Because operating history is on file, the technician arrives knowing the plant.
