Commercial Boiler Service in Toronto
Heat Is the One System Your Building Cannot Run Without
When a boiler plant goes down in a Toronto winter, the property manager hears about it from every suite in the building. RackAir services, maintains and plans replacements for commercial heating and domestic hot water boilers in multi-residential, commercial and institutional buildings across Toronto and the GTA, with the goal of finding problems during a scheduled visit instead of during a no-heat call.
Boiler Service and Maintenance
Our boiler, chiller and cooling tower service covers heating boilers, domestic hot water boilers and the equipment around them: burners and ignition components, safeties and controls, pumps, valves, venting and combustion air. Seasonal start-up and shutdown, combustion checks, safety device testing and repairs are carried out by licensed technicians, and all regulated work is documented to TSSA requirements.
Documentation Ready for an Inspection
Every boiler visit ends with a written service record: what was tested, what was found and what we recommend. Deficiencies are reported with a repair recommendation and a cost estimate. Records are kept current so that when an inspector, insurer or owner asks for the maintenance history of the plant, your building can produce it the same day.
Boiler Replacement Planning
A boiler replacement should be a budgeted project, not an emergency purchase. A mechanical audit documents the condition and remaining service life of the plant, and our annual capital planning review keeps that picture current. When replacement is the right decision, our installation team delivers the project and the same service group maintains it afterward. Where a project qualifies, we align the scope with Enbridge and IESO Save on Energy incentive programs.
Who We Serve in Toronto
Our boiler work is concentrated in buildings where heat is a life-safety and tenancy issue: apartment buildings, condominium corporations, senior living and long-term care, and commercial and institutional properties. Technicians are dispatched from our Etobicoke office across Toronto, Mississauga and the wider GTA. RackAir is TSSA-registered, staffed by UA Local 787 tradespeople and has operated in Ontario since 1992.
Boiler Service FAQ
Common questions from Toronto property managers and boards about commercial boiler service.
Heating boilers should be inspected and started up before the heating season and checked during it. Domestic hot water boilers run year-round and are serviced on a schedule set by their duty and condition. We set the plan per boiler after reviewing the plant.
Clients on active service programs have access to our 24/7 emergency line, with dispatch prioritized by urgency and system impact. A loss of heat in an occupied residential building is treated as a top priority.
The decision should rest on documented condition, repair history, parts availability and the cost of each option over the remaining life of the equipment. We provide that information in writing, with cost estimates, so a board or owner can make the decision on evidence.
Yes. RackAir is a TSSA-registered contractor, and all regulated systems are serviced and documented in compliance with current requirements.
